Bonita Bay Condo Statistics – Second Quarter 2010

The median sold price of a condominium in Bonita Bay for the second quarter of 2010 was $185,000 versus the median sold price for the 2009 second quarter of $175,500. The increase of $9,500 was 5 percent. The median sold price increased over the first quarter of 2010 by $16,000 or 10 percent.
During the 2nd quarter of 2010 a total of 33 condos were sold in Bonita Bay. In first quarter of 2010, 22 units were sold. During the 2nd quarter of 2009, 19 units were sold. The volume of sold condominiums was up 14 units or 74 percent.
BayWoods at Bonita Bay Construction Started

Construction has started at the BayWoods neighborhood, in Bonita Bay within the Eagle Watch area subdivision. BayWoods is a secluded neighborhood with 15 home sites.
The BayWoods site offers buyers pristine nature preserves, lakes and view of the 4th green and 5th tee of the Bay Island golf course. The Bonita Bay golf courses were ranked as one of the top 100 of America’s Best Residential Golf Courses in 2005 by Golfweek magazine.

Relaunch

The Bonita Springs RE Blog site is being relaunched at this time. The goal is to provide the most comprehensive site about real estate in the Bonita Springs area.
Major developments and their respective neighborhoods or subdivisions will be included to give the site visitor more detailed information about the buying or selling aspects in the Bonita Springs area.

Florida Mortgage Law Changes

On June 19, 2007, Governor Crist signed into law major changes to the Florida Mortgage Brokerage & Lending Act (Chapter 494 of the Florida statutes).
Beginning October 1, 2007, these amendments will have a very significant impact on the way mortgage business is transacted in Florida.
For example, beginning October 1, 2007, the exact dollar amount of any lender rebate (YSP etc.) received by a broker will have to be disclosed and acknowledged by the borrower at least 3 days prior to closing. A range of fees shown as a percentage on the mortgage loan contract will no longer suffice.

New Bonita Springs Condo – Blue Marlin

On May 5th, the Bonita Springs Zoning Advisory Board approved the plans for a new luxury Bonita Springs condo building with docks on the north side of Bonita Beach Road. The building will be a total of 4 stories – the first level will be restricted for parking and the upper three stories will have only 3 condominium homes per floor, for a total of 9 units in the building.
The new Bonita Springs condominium will be called the Blue Marlin Cove Condominium.
The project still requires a final approval of the Bonita Springs City Council.
